SERVICES

What we do

We are a real estate agency specialising in rental properties from Fukuoka City down to Kurume. Our staff know the area well and match each customer with a home that fits their life, not just their budget.

Rental brokerage

We search a wide range of listings by area, layout, rent and features to find what fits you — from a first studio apartment to a family home.

Lower move-in costs

We can introduce apartments with zero deposit (shikikin) and zero key money (reikin), as well as free-rent periods, so the up-front cost of moving stays manageable.

Online consultation & viewings

Cannot come to the office? We offer consultations and property viewings online — useful if you are moving from another city or from overseas.

Support for international residents

Our staff speak foreign languages. You can ask questions and sign your contract without worrying about the language barrier.

WHY COCO STATE

Why people choose us

Coco means "here" in Japanese. Our job is to turn "I want to live here" into a set of keys. Three things we care about:

01

Advice from people who know the area

Based in Shiobaru, Minami-ku near Ohashi Station, we cover all of Fukuoka City plus Kasuga, Onojo, Dazaifu, Chikushino and Kurume. We factor in your commute, nearby supermarkets and clinics, and the feel of the street — not only the floor plan.

02

Keeping the up-front cost down

Zero-deposit and zero-key-money apartments, free-rent periods, and honest advice about which fees are negotiable. If you can pay the monthly rent but the initial lump sum worries you, this is exactly what we are here for.

Renting in Japan for the first time

Deposit, key money, guarantor companies, renewal fees — Japanese rental customs are unlike anywhere else. We explain each one clearly, go through the contract with you, and make sure you understand what you are signing.

FOR INTERNATIONAL RESIDENTS

Renting in Japan, without the language barrier

Many people from abroad are told "no foreigners" before the conversation even starts. We actively work with international residents and help you find a landlord who will say yes.

Multilingual staff

Staff who speak foreign languages are on the team. Ask us anything in your own words — no need to prepare Japanese in advance.

Help with the paperwork

Rental contracts in Japan are long and full of legal terms. We explain them plainly and stay with you through screening, signing and move-in.

What is shikikin? Why do I need a guarantor company? We answer all of it before you commit to anything.

FAQ

Frequently asked questions

The questions we get most often. Anything else — just ask.

Do you charge for a consultation?
No. Consultations, property suggestions and cost estimates are free.
Can I look for an apartment without visiting the office?
Yes. We offer consultations and property viewings online, which works well if you live far away or are still outside Japan.
I want to keep the move-in cost as low as possible. Is that possible?
We can introduce apartments with zero deposit and zero key money, as well as free-rent properties. Tell us your budget and we will search within it.
Can foreign nationals rent an apartment?
Yes. We have staff who speak foreign languages and we actively support international residents, including explaining the contract and Japanese rental customs.
My Japanese is limited. Can you still help?
We can assist in Japanese, English and Vietnamese. This English page and a Vietnamese page are both available.
I do not have a guarantor. Can I still sign a contract?
In most cases yes, by using a guarantor company instead of a personal guarantor. Tell us your situation and we will find a workable route.
Which areas do you cover?
All wards of Fukuoka City, plus Kasuga, Onojo, Dazaifu, Chikushino, Nakagawa and Kasuya District, and Kurume and other parts of Fukuoka Prefecture.
When can I view a property?
During opening hours, 10:00–18:00. Booking ahead makes it smoother. Our closing days vary, so please let us know your preferred date.
