SERVICES
We are a real estate agency specialising in rental properties from Fukuoka City down to Kurume. Our staff know the area well and match each customer with a home that fits their life, not just their budget.
We search a wide range of listings by area, layout, rent and features to find what fits you — from a first studio apartment to a family home.
We can introduce apartments with zero deposit (shikikin) and zero key money (reikin), as well as free-rent periods, so the up-front cost of moving stays manageable.
Cannot come to the office? We offer consultations and property viewings online — useful if you are moving from another city or from overseas.
Our staff speak foreign languages. You can ask questions and sign your contract without worrying about the language barrier.
WHY COCO STATE
Coco means "here" in Japanese. Our job is to turn "I want to live here" into a set of keys. Three things we care about:
Based in Shiobaru, Minami-ku near Ohashi Station, we cover all of Fukuoka City plus Kasuga, Onojo, Dazaifu, Chikushino and Kurume. We factor in your commute, nearby supermarkets and clinics, and the feel of the street — not only the floor plan.

Zero-deposit and zero-key-money apartments, free-rent periods, and honest advice about which fees are negotiable. If you can pay the monthly rent but the initial lump sum worries you, this is exactly what we are here for.

Deposit, key money, guarantor companies, renewal fees — Japanese rental customs are unlike anywhere else. We explain each one clearly, go through the contract with you, and make sure you understand what you are signing.

FOR INTERNATIONAL RESIDENTS
Many people from abroad are told "no foreigners" before the conversation even starts. We actively work with international residents and help you find a landlord who will say yes.
Staff who speak foreign languages are on the team. Ask us anything in your own words — no need to prepare Japanese in advance.
Rental contracts in Japan are long and full of legal terms. We explain them plainly and stay with you through screening, signing and move-in.
What is shikikin? Why do I need a guarantor company? We answer all of it before you commit to anything.
This page is also available in Japanese and Vietnamese.
